After years of being one of the nation’s fastest-growing cities, Pembroke Pines did not issue a single residential building permit in July, August and September 2004. “With only four parcels remaining for residential development, “we’re practically built out,” said Mayor Frank Ortis.

For five years, until 2000, Pembroke Pines was on the U.S. Census Bureau’s list of the 10 fastest-growing cities. In 1990, the bureau set the city’s population at 65,452. By 2000, it had risen to 146,637. The state puts the current population at 150,435. Based on approved land uses, Ortis said the population should rise to 178,000 by 2007.

Bob Lehrman, a resident since 1977 who has served on the city’s Planning & Zoning Board, added, “we were told this day would come sometime. I just did not know it would be in my lifetime.”

Symphony Builders is among the leading developers scheduled to complete this city’s residential projects. Soon, Symphony will be building Terraverde, Pembroke Pines’ last community of beautiful estate homes. This gated community will feature 19 grand residences situated on picturesque 100-foot homesites. Terraverde is scheduled to break ground during the 3rd quarter of 2005.
